Wright Memorial Bridge Fully Open

It took two full off-seasons, but the repairs to the Wright Memorial Bridge between Kitty Hawk and Currituck are now complete, and all lanes have been re-opened. As we approach Memorial Day and the holiday weekend, please drive safely!

Homeowners Insurance Rates Decrease for Outer Banks

On January 3, 2014 the NC Rate Bureau filed a request with the NC Department of Insurance to raise homeowners rates statewide.  The insurance companies wanted to increase rates by 35% on the Outer Banks.   Wayne Goodwin opened a public comment period statewide and more than 10,000 people mailed or emailed comments.  On February 19,2014  the commissioner called for a full hearing.  From October 20th to November 20th Commissioner Goodwin presided over a 12 day hearing.  On December 18th  2014 he ordered a statewide overall average rate change of 0% effective June 1st.

According to Fletcher Willey, CPCU. AAI, the bottom line is this: “the insurance companies asked for a 35% increase.  Commissioner Goodwin ordered a 9% decrease effective June 1, 2015 on The Outer Banks.”

Construction on the Wright Memorial Bridge, Take Two!

Watch out for the “orange cones” as they have reappeared on the Wright Memorial Bridge… below is more information from the Outer Banks Voice:

For the second time in two years, U.S. 158 has been reduced to one lane in each direction on the Wright Memorial Bridge so crews can finish taking the bounce out of the span that opened almost 20 years ago.  Please drive carefully!  Click on this link for more of the story.

PCAM awarded to Kelly Shields, 1st in NE North Carolina!

Community Association Manager Earns Top Industry Professional Credential

Seaside Management is thrilled to announce that Vice President Kelly Shields recently earned her Professional Community Association Manager (PCAM) credential from Community Associations Institute (CAI).  Shields is the only community association manager in northeast North Carolina to achieve this highest level of designation in the field, with the next closest PCAM-designees in North Carolina being located to the west in Raleigh and to the south in Wilmington.  She holds two other CAI designations, and with this third is one of only 2,200 management professionals worldwide to achieve the designation.

To earn the PCAM designation, managers must have at least five years of community association management experience and complete more than 100 hours of course work in law, communications, asset protection, risk management, facility management and more.  After completing the prerequisite coursework and qualifying for the program, Shields attended a rigorous Case Study program in Florida in May.  She then was required to prepare a comprehensive and detailed case study report analyzing a large, mixed-use community in Orlando.

“Managers with the PCAM designation are the gold standard in community management”, said Jeff Shields, President of Seaside Management.  “They are recognized as top-tier professionals and we are very proud of what Kelly has accomplished and the elevated level of expertise it brings to our company.  That’s what community associations need, and what board members and residents deserve.”

Made it Through

Well, we made it through Hurricane Arthur with no significant damage to our managed properties on the northern beaches, unfortunately Hatteras Island didn’t fare as well.  Flooding there was more significant but thankfully everyone we know is safe there.

Seaside Management has been out and about all morning doing property assessments and noting any damage, which was thankfully minor in most cases.  Our staff and many of our subcontractors are out working today to get the properties back to normal.   (not the best July Fourth celebration, but you gotta do what you gotta do…)

Schooner Ridge, Duck Landing and Four Seasons clubhouses are all open.  All elevators in the condominium buildings are operational and no loss of power.  Thanks Dominion NC Power! Outdoor pools are open, and pool furniture has been reset and ready to use.  Our pool techs are visiting the pools one by one today–chemicals are balanced and the pool water is clean, so certainly you can swim–but if they haven’t been there yet you may see some leaves & sand in the pools which they will address as soon as they can get there.  Thanks for your patience!

The only outdoor pools that are closed today (Friday) are at Pine Island, but these will be open on Saturday.

Four Seasons trolley will not be running today (Friday) and does not run Sat/Sun due to excess check-out/check-in traffic, but the trolley will be back on the road on Monday.

As of 9:40 pm, Dare County Emergency Management reports on Category 2 Hurricane Arthur…

As Hurricane Arthur nears its arrival on the Outer Banks all disaster preparations should be completed.  Everyone in Dare County is advised to remain indoors and stay in place as conditions will dramatically worsen as Hurricane Arthur approaches Dare County,  The storm will produce gale force winds on Hatteras Island by 8:00 p.m. tonight and on the northern Dare County beaches by 10:00 p.m.  Hurricane force winds will develop on Hatteras Island by 1:00 a.m. Friday and on the northern beaches by 2:30 a.m.

The National Weather Service forecasts ocean overwash and soundside flooding throughout Dare County.  The latest storm track presents a serious threat of ocean overwash and soundside flooding throughout the County.

Refuges of Last Resort announced previously will remain open through the storm.  However, travel during times of high winds is not recommended.

Yup, It’s Now a Category 2!

Thursday evening Hurricane Arthur strengthened to a Category 2 hurricane.  Per Dare County Emergency Management…

All Dare County residents should prepare for significant ocean overwash and soundside flooding from Hurricane Arthur.  Previously the forecast from the National Weather Service had the greatest impact concentrated on Hatteras Island.  However, the latest storm track now has the Hurricane moving more to the west posing a serious risk of ocean overwash and soundside flooding throughout Dare County.

Hurricane Arthur is expected to produce gale force winds on Hatteras Island by 8:00 p.m. tonight and on the northern Dare County beaches by 10:00 p.m.  Hurricane force winds develop on Hatteras Island by 1:00 a.m. Friday and on the northern beaches by 2:30 a.m.  Make any final preparations now before the strong winds reach the Outer Banks.

Refuges of Last Resort are now available for those who need to escape the path of harm’s way.  Refuges of Last Resort are now open at two Dare County Locations – First Flight Middle School in Kill Devil Hills & the Dare County Center in Manteo.  Residents and visitors along the oceanfront and in low lying areas north of Oregon Inlet are encouraged to use the Refuges of Last Resort.

Residents and visitors using these facilities will need to bring medications, water, and snacks.  Pets, alcoholic beverages, and tobacco products will not be permitted at the Refuges of Last Resort.
